We wanted to share some exciting news about one of our members who was recently awarded an honorable distinction for the management of one of their commercial historic buildings located in Philadelphia, Pennsylvania.
SSH Real Estate, one of the largest independent full-service commercial real estate companies in the Tri-state region recently announced that it received its second consecutive TOBY Award for management of historical properties at the Building Owners and Managers Association (BOMA) Philadelphia ceremony on September 17.
The Outstanding Building of the Year (TOBY) Award for Historical Buildings in Philadelphia recognized SSH for its management of 123 South Broad Street, located at the corner of Broad and Sansom Streets in Center City Philadelphia. Tenants include Wells Fargo and Montgomery McCracken Walker & Rhoads, LLP and Bohlin Cywinski Jackson architects.
The SSH Management team, led by Senior Property Manager Frank Rosati and Chief Engineer Jeff DiAngeles have captured the award two years in a row. SSH is one of the largest third-party management companies in the Philadelphia region, with more than six million square feet of commercial and residential properties under management.
“This award is the “Rolls Royce” for commercial properties,” said Phil Rosen, president of SSH Property Management Corp. “Congratulations to the entire team for setting the bar high and maintaining it through hard work and dedication to quality management.”
The TOBY Award is the commercial real estate industry’s most prestigious and comprehensive accolade. Established by BOMA International in 1984, the award recognizes excellence in building management, operational efficiency, sustainability, tenant retention, emergency planning, and quality impact through a rigorous review and on-site inspection. During the competitions, all facets of a building’s operations are thoroughly evaluated. Buildings are judged on everything from community involvement and site management to environmental and “green” policies and procedures.
Known as the Wells Fargo Building and owned by SSH Real Estate, the 123 S. Broad Street building was erected for Fidelity-Philadelphia Trust Company in 1928. Designed in the Beaux-Arts style by the architectural firm Simon & Simon, the 29-story high-rise is listed on the National Register of Historic Places.

Hess Company in 1952 to become one of the largest commercial real estate companies in the region.
